Domestic & Light Commercial 
Carmen Plumbing & Heating offer services to homebuyers, homeowners and landlords.  We also undertake plumbing and heating installations on light commercial premises such as restaurants, doctors’ or dentists’ surgeries and on sites requiring staff welfare facilities such as showers or hand-washing.

Boiler Servicing                   from £75
Your boiler should be serviced annually, by a qualified engineer, whether it is a Natural Gas, LPG or Oil-fired boiler.  Regular servicing ensures that your boiler runs efficiently, saving you money.  Additionally, the engineer may identify minor problems during the service which can be easily remedied before damage is caused.  If not picked up, minor problems could lead to irreparable breakdown of your boiler.  Most importantly, regular servicing ensures the safety of your boiler, and thus the safety of your family or other residents of the property.

Condensing Boiler installation                   from £1400
The government has introduced new legislation which means that from 1st April 2005, in normal circumstances when you plan to install a new Natural Gas or LPG boiler, or replace an existing one, you will need a condensing boiler to meet the higher standards for energy efficiency.  The new legislation will apply to oil-fired boilers from 1st April 2007.

Condensing boilers are not ‘new technology’.  They have been around for over fifteen years, and we have experience of installing them for the same amount of time.  Carmen Plumbing & Heating will only recommend boilers which we believe meet the highest standards of reliability and maintainability.

Prices for the installation or replacement of a central heating boiler can vary greatly depending on whether a boiler is currently installed, whether you wish to change the location of the boiler, the size of your house, whether you wish to add or remove radiators from the system, whether you wish to convert from stored hot water to a combination boiler and many other factors.  Call us to discuss your requirements, and Carmen Plumbing & Heating will arrange to survey your property and provide a detailed quotation for all the options available to you, at no charge.

Landlord’s Certificates                   from £60
If you own a property which you let out, or if you accommodate tenants or paying guests in your own home, you must hold a current Landlord’s Certificate.  This certifies that all gas appliances in the property are safe.  See: http://www.trustcorgi.com/obligations/obligations.htmx.

Homebuyer’s Reports                   from £85
Are you thinking of buying a new home?  A Carmen Plumbing & Heating Homebuyer’s report will give you an honest appraisal of the condition of the plumbing and heating installation in any property in which you are interested.  Our engineer will test all gas appliances for safety, and issue you with a Landlord’s Certificate in confirmation of this test.  More importantly the written report will give you an accurate assessment of the condition of the existing systems, their suitability for the type of property and where appropriate a ball park estimate for any necessary repairs or improvements.

In many cases, an accurate assessment of the condition of the plumbing and heating installation may enable you to renegotiate the price of your house purchase.

Price for a Homebuyer’s Report is dependant on the size of the property, and the number, type and age of gas appliances and water systems installed

Cooker / hob installation                   from £85
Prices will vary if a gas supply has to be installed from the meter.

Gas fire installation                   from £85
Prices depend on whether there is an existing flue of a suitable type, in good condition, and whether there is an existing safe and suitable gas supply.

Powerflush                   from £400
Powerflushing is recommended when a new boiler is installed to clean out the pipework and radiators and prevent accumulated sludge from damaging your new boiler. Powerflushing in itself can also improve the efficiency of a badly clogged system, but it cannot transform an elderly or badly installed system into a state-of-the-art one!

Declaration of Safety and informing Local Authority Building Control (Part P, Part J and Part L)
Carmen Plumbing & Heating is authorised, by CORGI and OFTEC to self-certify our work under Part P (Electrical Safety), Part J (Combustion Appliances and Fuel Storage Systems) and Part L (Conservation of Fuel and Power).  This means that your Local Authority Building Control will be notified directly, and you should receive your Declaration of Safety certificate within a few weeks of completion of the work.  We make no extra charge for this service.
